The People’s Committee of Bac Giang province has just issued a Decision approving the task of planning the construction subdivision of My Thai Industrial Park, Lang Giang district, Bac Giang province (scale 1/2,000).

Boundary scope and planning scale

The planning research area belongs to the administrative boundaries of My Thai commune, Voi town and Duong Duc commune, Lang Giang district, Bac Giang province.

The boundary is limited to the North by residential areas and fields of Chi Le village, Cau Trong village, My Thai commune; The South borders the residential areas of Chi Le, Cau Ngoai, Cau Trong villages, My Thai commune; The East borders the fields of Thuong village, My Thai commune and Hoanh Son residential group, Voi town; The West borders Duc Tho village residential area and Duong Duc dike, Duong Duc commune.

The planning research area is about 160 hectares. In terms of nature, My Thai Industrial Park is a concentrated, multi-industry industrial park with a synchronous, modern, advanced, and environmentally friendly technical infrastructure system.

Principles of planning

Construction subdivision planning projects must ensure compliance with approved planning projects, standards, regulations and current status of the study area. Comply with regulations on protecting safety corridors of technical infrastructure works passing through the area. Analyze and evaluate needs and service development models for the region. Fully exploit natural terrain conditions to create reasonable space in the area.

Land use orientation and spatial organization

Determine the nature, goals, and development drivers of the region; Forecasting labor size; need for construction land fund; Select land, economic - technical criteria (water supply, electricity supply, drainage...) appropriate to the nature, type of service and development requirements; Determine the scale of functional areas: Offices, commercial services, industrial land, technical infrastructure, cemetery areas, areas needing conservation...;  

Determine planned land use criteria in terms of construction density, land use coefficient, and building height for each land plot; Construction setbacks for roads; location; Determine principles and requirements for organizing space, architecture, and landscape for each functional area, main road, open space, and highlight.

Priority items for construction investment

Items requiring construction investment include: Technical infrastructure works such as internal roads, parking lots, water supply, drainage, power supply, lighting, communications, garbage stations, treatment stations. Sewage...; Office buildings, commercial services, manufacturing factories...

Regarding implementation organization:

- Approving agency: People’s Committee of Bac Giang province.

- Appraisal agency: Department of Construction of Bac Giang province.

- Planning organizing agency: Provincial Industrial Park Management Board.

Regarding implementation plan:

The time to complete the project is no more than 9 months from the date the planning task is approved.

Regarding funding and capital sources for implementation:

- Funding: Total cost is about 1,759,521,000 VND (One billion, seven hundred fifty-nine million, five hundred twenty-one thousand VND).

- Capital source: Budget capital (sponsoring enterprises pay into the budget).
